It's a plan that would see another residential tower built downtown.

The address in question is 50 King Street West, at the corner of Ridout and King Streets. It's where the Middlesex London Health Unit's building currently sits.

But there is a chance that the three-storey building could turn into the latest downtown high rise.

A proposal being brought to the Planning Committee would see the building come down and a new one built.

The new building would be a mix of business and residential.

The land is currently zoned for a building 15 metres in height with 350 units per hectare.

The new zoning would be for 95 metres in height and 750 units per hectare, very similar to the Tricar highrise across the street.

Some residents aren't keen on the proposal but the city says it is taking all concerns into consideration.

"With every land application, there is always impact to budding residential developments. But we try to minimize those through the design, through a sensitive scale of the development and again that's what we've tried to do here. So we have tried to minimize the impact to the views of the river from the existing residents," says Michael Tomazincic, City Planner.

The land is currently owned by Middlesex County.

If the plan is approved, it is not known when one building may come down and the other go up.

The lease for the Health Unit ends in 2016.
